Description
Agricultural business for sale with real estate, machinery.
The properties are located in Baranja, Croatia, a few kilometres from the border.

The business was established in 2001 and has been growing fruit since then. The share capital is EUR 80.000.

It operates on a total of 39 hectares, of which:
- 27 ha of orchards
- 12 ha of arable land
- 1500 m² of built-up area

Three main types of fruit are grown. These are:
- dessert apples, several varieties
- Strawberries
- Melons

The harvested produce can be stored in a cold store with a storage capacity of 450 tonnes, which also has an automatic conveyor belt system in the lobby for sorting apples. This has a capacity of 2.5 tonnes per hour.

The company also has a large fleet of machinery for this activity. For example:
- 9 tractors
- 4 forklift trucks
- 4 sprayers
- 2 mulchers
- 2 spades and planters
- Trailers
- Vans
- Work trucks

A separate 320 m² enclosed steel hall is available for storing the machines.

The entire property has hard surfaced service roads. The entire area is protected by a raised fence and the entrance and exit is controlled by electrically operated gates.

Location of the property: central! Asphalt roads on all sides. The area is only 100 m from a main road and only 6 km from the motorway.

Infrastructure, energy:

Due to its excellent location, the Drava River is very close as a source of irrigation water. It also has its own wells and the drinking water network has been built on the property.
The company has all the necessary permits for water extraction and use.

There is no piped gas on the property. Bottled gas is only used to a small extent for social purposes.

Electricity is at maximum. Security of supply is only increased by a 50 kW solar power plant installed on the roof of the cold store and a 40 kW battery connected to it (Hybrid system).

A drip irrigation system has been installed over the entire apple orchard (27 ha). Of this, 25 ha are equipped with a hail protection system. 8 ha are also equipped with a frost protection system.

Of the area under arable crops, 2,5 ha is under glasshouse construction.

In addition to wholesale sales, they also engage in retail sales, operating their own stalls at the market in Esek and two other locations.

The company employs 9-10 people on a permanent basis.

The company has no tax or public debt.
It has successfully participated in several tenders. An EU tender is currently in progress.
It has loans of a size and maturity that do not threaten the viability of the company (maturities 2026-2033)
