Our complete goat farm known and operating under the name Felgyői Goat Cheese in Csongrád-Csanád county is for sale!

What we are offering for sale is the complete working farm, including the necessary movables and livestock for the complete operation, the transfer of the technology of product manufacturing, our own owned business premises on the market in Csongrád, our insulated refrigerated truck, our well established and well functioning sales opportunities, as well as a significant number of solvent customers.

Full self-sufficiency, independence from others! Solar panels are being installed thanks to our winning tender. Drilled wells with yearly tested water of near-price water quality. Constant income - of increasing magnitude - and no competition.

If you buy a goat farm, you don't have to think about how to make cheese or who to sell your products to. The sale involves a lengthy handover process, lasting several months, which includes learning how to prepare, package and sell the full range of products, as well as learning all the farm operations until the new owner is able to do it on his own. The purchase price includes this process.

Most importantly, when the goat farm is purchased, our Sales portfolio is transferred. This is not "ONLY" a goat farm. As Felgyő Goat Cheese, we have gained a "brand name", recognition and recognition in our wider region. It is a working artisan food-producing family manufactory, with an annual income that has been increasing year on year - and can be traced back to the start of the farm - and which, in addition to its continuous operation, expansion and development, has provided a living for a family of four since its inception.

The goat farm consists of the following:
- A 0.75 ha fenced area (surrounded by a narrow strip of acacia woodland), located at Felgyő, I. district farm 155, cadastral parcel 0139/4 (available for viewing in the Treasures under the Sun programme), 5 km from Felgyő and 11 km from Csongrád. From the road 4519, 2,5 km, a partially renovated asphalt road leads almost to the farm. The last 200 metres are dirt road, but perfectly passable.
- The farmhouse, the living area of the residential building has been completely renovated in recent years. 80 m² brick building, 2 bedrooms, kitchen in the hallway, fully renovated bathroom + toilet. Central heating, partly underfloor heating, operated by a mixed-fuel boiler. The heating radiators and the windows (doors and windows) of the farmhouse have been replaced again, fitted with mosquito nets and shutters. Hot water is provided by a boiler installed in 2020.
- The electricity was fully rewired in 2020 and the entire electrical network in the buildings was replaced. Water is supplied from a 60 m borehole, with a completely rebuilt plumbing system.
- Our solar application, won in March 2024, is being implemented. Estimated completion date is August 2025, but this can be built out in advance if the property is purchased.
- Fully licensed, fully operational, two-room cheese kitchen, 24 m², with air-conditioning, refrigerators, washing machine, hot water supplied by a water heater. It is in essentially new condition.
- All the typical stainless steel utensils, equipment and electrical household appliances (4 freezer cabinets, 2 refrigerators, 4 fridges, other appliances, etc.) needed for cheese making will be delivered.
- Stable, 80 m².
- 2 outbuildings, one completely renovated, with three separate rooms with a social area (toilet, shower, changing room), the other a small room for storing the freezers, with refrigeration and heating/cooling air conditioning, which can also be used as a ripening room. The third part is a large storage room with access to a milking parlour with 4 milking stations.
- The other outbuilding needs renovation. This includes a summer kitchen, a toilet, a horse stall (perfect as a garage) and three pigsties. At the end of this building there is a three-part animal isolation run, which can accommodate several animals. The building is currently being renovated.
- There is also a 3.5 ha land lease immediately adjacent to the farm, which now contains alfalfa. There is an irrigation canal system about 250 m from the land.
- The herd consists of 55 Alpine goats (the result of our own breeding), of which there are currently 30 milking mother goats, one pedigree buck and 25 growing female goats, to supplement the milking herd. The daily average of milk production in the shed is around 3 litres per day at peak times, i.e. around 100 litres.
- Our goats are able to graze all year round in the vicinity of the farm, which is of strategic importance in these years of drought, which is partly why the farm has been able to operate successfully. We will also pass on our fibre fodder procurement possibilities.
- We will transfer all our purchasing facilities for livestock, feed, supplies, cheese making, packaging materials, spices, frozen fruit, cleaning products, etc., our milking machine or vehicle servicing facilities, all our contacts for the operation of the farm.
- All the specialised equipment needed for livestock farming, such as milking machines, will be transferred, as well as the daily use of traditional equipment.

It is important to note that the sale includes other assets, premises and facilities necessary for sales and income generation, which will be transferred as follows:
- Fiat Fiorino refrigerated truck with insulated storage compartment cooling, year 2008, with shift until December 2025, in a condition of age but in perfect working order.
- Own 12 m² premises in Csongrád, in the market on Piroska János Square.
- The Felgyői Goat Cheese website! The website is on the first page of Google search, and typically on the first page of Google search, so from a marketing point of view, anyone who searches for the word goat cheese in the country will see us first.
- Cheesemaking workshops, courses. By its nature, the clientele is always different, but the website, like our products, brings this service on the first page of Google search, after the paid ads. They are quite popular and sell out. People from all parts of the country and even from abroad prefer to attend the courses.
- Primary school pupils from Csongrád and kiskunfélegyháza visit our farm during the Elizabeth Camp, where they enjoy cheese and yoghurt tastings and a variety of games adapted to the character of the place.
- We also receive many invitations to participate in gastronomic events that attract large crowds and have a positive impact on the promotion of our products.
- In addition to the above, there are many opportunities for development in the area. The 0.7 ha area can be expanded with crops, be it fruit or vegetables, but any other species of animal can be kept alongside the goats (there are also 100 laying hens here at present), should the need arise. In terms of further development, the farm property is also suitable for participation in various agricultural tenders, not only for the processing of goat milk products. In the kitchen of the other annexe, a fruit processing factory is planned, as all the conditions are there. The area is suitable for camps and larger events, with more than 600 children enjoying themselves in 2022 in the framework of the Elizabeth Camps.

Our main sales line is home delivery. We sell in Csongrád-Csanád county in the cities of Csongrád, Szentes, Hódmezővásárhely, Szeged and from Bács-Kiskun county to the cities of Kiskunfélegyháza. We have a considerable number of customers on our closed ordering platforms (there are several, because one cannot be managed due to the large number of staff), who order and buy with great enthusiasm on a monthly or weekly basis. It should be remembered here that goat's cheese is not a cheap, everyday commodity. If other types of product were made here on the farm, our nutrition-conscious customer base would certainly be open to anything that is a healthy food. We also have a very well-established fixed local - occasional in the tourist season - paying customer base for our premises at the market in Csongrád.

Our clientele is committed to our products. Due to the drought situation in the last few years here in the Southern Great Plain region, many people have stopped keeping goats. So we continue our bountiful business with virtually no competition, and our customer base has tripled since May 2022, handing over the virtual keys to our farm to each other. On the one hand, there is a relatively high demand for goat's milk products, which is and will remain a scarce commodity, and on the other hand, the quality of our cheeses and yoghurts is unquestionable.

The purchase price of Felgyő goat cheese: 65.000.000 Ft. In case of a serious intention to buy, it is bargainable to a minimal extent, but this amount is well below the actual purchase price. This amount will be practically recouped in the short term - within five years - by the income from running the farm.
Why sell? We are not getting any younger, and our children will most certainly not continue to run the farm. Both are facts. We don't want to let the goats go to the wind 'in the good Hungarian way', and the farm will be something... and later we can talk about the fact that we had one. A lot of work and money would be wasted if we did that. Even successful big businesses change hands from time to time. It
