The 382 sqm house was built in 2016, made of 44 Porotherm smart bricks.
When designing the house, the main concept was to have a bright interior, 2 separate living areas, suitable for equestrian use, a wellness area, a separate, separated office and perhaps most importantly, to use renewable energy sources.
On the ground floor, there is a gym, sauna, utility room, guest changing room, toilets, a three-car garage and a mechanical room. On the ground floor there are two separate apartments. It was essential that, given the hillside, the property should have a large terrace with a panoramic view of the whole village, which in good weather can be the main focus of family life. In order to make the terrace independent of the weather, a pergola frame has been installed with adjustable slats and a sunblind, which can be used as a cinema screen.
The building is fitted with wooden windows with 3 layers of insulating glazing, stained to a colour sample. The warm floor areas are covered with laminate parquet, the cold floor areas with ceramic tiles and granite tiles, and the wet areas with enhanced anti-slip tiles.
The entire house is characterised by the use of quality materials, rational, well thought-out design and precise workmanship. The 10-box barn of almost 200 sqm has the same 44 main walls as the residential property, with 10 cm Styrofoam insulation, dryvit mesh and colour shade. The structure of the boxes is made of galvanised steel grids. In addition to the 10 boxes, there is a saddle room and an oat store. At the end of the area there is a massive covered hay shed made of iron poles, large enough to store a sailboat, motorboat or other vehicle. The riding arena building can easily be converted into a garage, workshop or even a covered swimming pool. The whole property is secured by a 24-hour remote surveillance system.
There are 2 alternatives for the water intake of the property. On the one hand, mains water is piped to both the property and the stables. On the other hand, there is a borehole and a hydrofol system to supply water to all the water blocks. The water is centrally filtered by a water filter and a water softener. All the water blocks are supplied with soft water. The hillside has 2 reservoirs with a capacity of 10 cubic metres, from which irrigation is provided by a submersible pump.
The house is connected to the electricity grid, but as with the water, there is an alternative: a 15 kW solar panel system was installed in the summer of 2022, with a total annual production of 18 MWh. It consists of 38 solar panels in total, installed in 3 rows. The system is equipped with a Huawei inverter with WiFi. Product warranty: 12 years.
The heating and hot water is provided by 4 solar collectors on the roof from spring to autumn and by a wood gasification boiler and a 27 Watt heat pump in winter. The boiler only needs to be switched on once when the hard minus temperatures start. For the rest of the winter, the heat pump is sufficient. The house is heated by underfloor heating and air conditioning, but the insulation is so good that there were months in October when we hardly needed to heat at all.
The property is drained by a biodegradable closed septic tank. A key consideration was that the property could be used as a separate island. With the exception of sewerage and gas, all utilities are inside the property, but we can be independent from all suppliers if necessary.

Vácduka is a small village of just over 2000 inhabitants. It is located 7 km from Vác and 35 km from Budapest. The village is characterised by constructive management, citizens who look after each other, cleanliness and order. Harvest parades and cultural programmes are still held to this day. In recent years, it has become a popular location for families and new migrants, but it has nevertheless retained its rural character. The centre of the village is about 8 minutes on foot from the property, and the M2 motorway slip road is 5 minutes away by car, which takes a further 25-30 minutes to Budapest.
